If I am interested in a lot, what should I do?
Call us directly at (972)226-6600, and ask for either David or K. Paul.  We will be happy to answer any questions you may have and send you a contract for your review along with other important sales materials.

Do I need to pay anything down when I sign a contract?
We ask that you deliver a $1,500.00 earnest money check together with your signed contract to us, which we will forward to our title company.  The title company will hold the check "in escrow" until closing, where your earnest money will be applied to the purchase price.

What services come with my lot?
We like to say that all of our lots come "fully loaded" -- in other words, all of our lots are serviced by underground utilities, including, but not limited to, gas, electricity, telephone, television cable, storm sewer and sanitary sewer service.

Does Stone Canyon East build my house for me?
No.  Presently, we are not in the home-building business.  And, because all of our projects are custom developments, that means you are free to seek out and hire any builder you want.  If you don't know any builders, don't worry, we have a list of builders who have built in, and are familiar with, the Sunnyvale area, but by no means are you required to use them.

Does Stone Canyon East provide seller-financing?
At this time, we do not provide seller-financing.  All of our sales require cash at closing.  As a practical matter, many of our lot buyers wrap their lot loan in with their home construction loan.  If this is the case, the lot buyer generally saves a little bit of money in closing costs.  But, if you're not ready to build your dream home, don't worry, there are plenty of lenders in the Metroplex making competitive lot loans. Do I have to build my home immediately, or can I hold onto my lot indefinitely?
There is no restriction on when you have to build your home.  Once you buy your lot, it is yours to keep.

I have children, where will they go to school?
Parents of children in grades K-4 may send their children to the Sunnyvale School; Children in grades 5-8 may attend Sunnyvale's Middle School; and children in grades 9 & 10 will attend Sunnyvale's first-ever High School (all of which are located at the NE corner of Tripp Rd. and Collins). Children in grades 11 & 12 will continue to be educated in the Mesquite Independent School District until the 2010/2011 school year, where 11th graders will be entitled to move over to Sunnyvale's High School.  A year later, Sunnyvale will accept all 12 grades and graduate its first graduating class!  You should know that the Sunnyvale School has consistently maintained "Academic Excellence" performance ratings from the Texas Education Agency. 

What does "TBA" mean on the price list?
TBA means that lot prices are "To Be Announced" at a later date.

What does "Reserved" mean on the lot availability list?
Reserved means that a lot buyer has chosen a particular lot in Stone Canyon to purchase and has asked us to send them a sales package, which includes our sales contract, for signing.

Are there any homeowner's dues associated with Stone Canyon?
Yes.  A mandatory homeowner's association has been created (for both Stone Canyon West and Stone Canyon East) to take care of all of the open spaces within the Stone Canyon community, including the pools, bathhouses, water fountains, waterfalls, park space, plantings, etc.   Dues for Stone Canyon West (Phases I, II, & III) have been set at $30.00 a month, payable each quarter ($90.00).   Dues for Stone Canyon East (Phases IV, V, & VI) have been set at $600.00 a year (payable in $150.00 quarterly installments).
